Step 1: Determine the retailer that you have confidence in and trust to handle one of the most important purchases of your life

As soon as you can, decide on which retailer you have the most confidence in handling your transaction. This will be one of the biggest purchases of your life…don’t make the mistake of letting the wrong retailer make it a nightmare. Make a note of particular homes they carry and whether those homes meet the quality standards that you expect and deserve. Step 2: Determine How Much Home You Can Afford

Lenders generally recommend that people look for homes that cost no more than 35% of your household’s pre-tax income. But, you should make this determination based on your own financial situation. Use our Mortgage Qualification Worksheet to see how much home you can afford. While here, you can even earn a savings voucher that’s good for a discount on the home you purchase just by completing this process online and bringing the voucher with you when you visit.

Step 3: Get Prequalified and Preapproved for Your Mortgage

Before you start looking for a home, you will need to know not only how much home you can afford, but also that you are able to get prequalified for a mortgage. To get prequalified, start here. You just need to fill in the blanks with some financial information, such as your income, the amount of savings and investments you have, and any current debts. King’s will review this information and advise you on what we feel is the best route for you to take. This will tell you the price range of the homes you should be looking for. Later, you will get preapproved for your mortgage, which involves providing your financial documents (W-2 statements, paycheck stubs, bank account statements, etc.) so your lender can verify your financial status and credit. Step 4: Determine where you want to place your home

You may opt to place your home in a manufactured home community or on private land. You may already have acquired the perfect location or want to locate an ideal parcel and purchase your property separately from your home. No matter which case suits you best, you must make sure the property is zoned appropriately to accommodate the home. Another option is to let King’s help you with the entire process. Step 5: Look for the Right Home

Make a list of the things you'll need to have in the house. Ask yourself how many bedrooms and bathrooms you'll need and get an idea of how much space you desire. How big do you want the kitchen to be? Do you need lots of closets and cabinet space? We recommend prioritizing which options are the most important to you and your family to ensure that you don’t go over your budget.

You are able to tour models, sit face to face with a salesperson who can answer all of your questions, help educate you on all the standard and optional features, and guide you through customizing your home to your wants and needs.

Once you’ve made your selections, your sales associate will be able to provide you with a quote for the home, including shipping, foundation, home setup and accessories. We can also help choose a lot and provide you with a quote on site prep and any land improvements necessary to complete your new home.

Step 6: Order your Home, Sign your paperwork, and relax while your home is being built

When your home is ordered, the manufacturer will schedule it for production. Building the modules for most homes is usually complete within 30 days of the order date. The modules are then shipped to the Model Home Display Center or home site for installation. While the manufacturer is building the modules for your home, we will be working with you to obtain the necessary building permits, preparing your lot for building, installing the foundation, and planning for utility hookups and other necessary site work. Local building officials will inspect the project on site at various stages and issue a certificate of occupancy when everything is completed. Once approved for occupancy, you’re off to moving in and enjoying your new home.
